Welcome to Final Stage Homes

You’ve chosen a real estate agent, you’ve priced your home, you’ve listed, and your open house is coming up soon. You’ve got one more stage to go—the Final Stage. You want your home to make a lasting impression on potential buyers, a place where they can envision themselves living. Final Stage Homes can accomplish this for you by staging your home.

Statistics have shown that homes that have been staged tend to sell much quicker and at a higher price than homes that have not been staged. Final Stage Homes can make your home look appealing to a wide range of potential buyers by merchandising it properly, resulting in a quicker sale—possibly generating multiple offers, allowing the sale price to exceed the homeowners’ asking price. Also by selling quickly, the homeowners avoid the added stress of multiple showings.

Home Staging - The Process Begins with a Consultation

Cheryl will come to your home for a 2-3 hour consultation. Beginning with an initial walk through for a view of the home’s layout and style, a detailed walk through of each room will then follow. If you are planning on utilizing Cheryl’s suggestions for your own use, she will provide you with a booklet containing a checklist for each room. You can fill in the blanks with the information she provides you for any improvements that need to be made. If needed, Cheryl can provide a list of contact names and phone numbers of some of the trade referrals of whom she is familiar with.

The detailed walk through entails:

Final Stage Homes

  • Listing repairs as well as listing items that need to be cleaned
  • De-cluttering (including rearranging mantels, display cases, bookcases and shelving for a cleaner, less distracting look)
  • Measuring and recommendations for rearrangement of existing furniture or rental furniture to be brought in
  • Addressing window treatments
  • Lighting
  • Suggestions for organizing closets and cabinets
  • Discussing paint colors
  • Curb appeal and overall grounds, garage and storage sheds

You can determine at the end of the consultation which parts of the staging project you will need Cheryl’s involvement. In staging your home, Final Stage Homes will make every effort to use your existing furniture and accessories as much as possible. If rental furniture needs to be brought in or any purchases need to be made, Cheryl will discuss those options with you and how each process works.

Dining Room Staging

Before

After

Before, this dining room was a hodgepodge of styles and it was out of scale with the room's size. A bigger table, upholstered chairs and a shaggy rug gives the room much more grounding. A new hanging light fixture with bronze accents is more suitable in this setting than the previous brushed nickel fixture. A tray table fills in an empty corner. A couple of pictures on the side walls tie in with the focal point painting and the room now has a fresh contemporary look.

Vanity Staging

Before

After

The vacant vanity area was cold and uninviting and was in need of a fresh coat of paint and a few finishing touches to bring some life to the room. The room was painted a warm neutral color to tie in with the adjoining master bedroom. Hardware and a new light fixture were installed. By adding drapery panels, a rug, and some towels in the same neutral tones along with a few simple accessories in the silver tones, a light and airy room was created.

Sitting Room Staging

Before

After

This room revealed the owner's hobby, however buyers want to walk into a room with furniture and envision themselves living there. This room was redesigned utilizing some of the owner's furniture from other parts of the house to create a cozy retreat to relax/read. Drapery panels were hung and tied to one side to take away the harshness of the bare windows, still allowing in plenty of daylight.
