Welcome to Home Equity Designs

Welcome! Home Equity Designs is a full-service home staging and redesign company dedicated to help homeowners, real estate professionals, and new homebuilders sell their properties more quickly and for top dollar.

Home Equity Designs Services

Consultation Services:

  • Begin with an initial 2-hour consultation
  • Assess home’s curb appeal and each room of the house
  • Assess what homeowners’ furnishings can be used vs. renting furniture
  • Develop a list of recommendations and a plan of action

Staging Services:

After hiring Home Equity Designs to stage your home, we will:

  • Finalize details of recommended changes
  • Coordinate with any additional subcontractors, if needed
  • Stage the home with appropriate interior furnishings, accessories and artwork
  • Prepare the home to show for Open House

Redesigning Services:

A growing number of clients are taking advantage of redesigning services. The same principles of rearranging, organizing, and decluttering apply. However, unlike “staging” which neutralizes space, “redesigning” clearly defines the homeowners’ own personality by bringing a new life to their homes.

Vacant Homes:

  • Appear smaller and feel cold
  • Tend to stay on the market much longer
  • Too often cannot meet the asking price
  • Give the impression the homeowner is desperate to sell
  • Get less offers at lower prices

Buyers have a hard time visualizing how they would live in a vacant home. Home Equity Designs can help transform your vacant house into a more warm and inviting home that prospective buyers can visualize themselves living there with their own furnishings.

Additional Home Staging Services:

  • Color Consultation
  • Space planning
  • Rental furniture and accessories selection
  • Personal shopping services
  • Trade referrals (painters, landscapers, cleaners, repairs)
  • Open house preparation
  • College dorms and apartments

About Marlene Miller

Marlene is the President of Home Equity Designs. Marlene previously was employed by Jacuzzi, Inc. and helped coordinate the Grand Openings of their Factory Outlet Stores. She worked with realtors, contractors, discussed space planning and ordered furniture and accessories to “stage” these new stores to be ready to open to the public. Marlene enjoyed the staging process so much that she went on to get her Degree in Interior Decorating, and she is also a Graduate of The Staging Diva® Home Staging Business Training Program.

What Clients Say About Working with Home Equity Designs

Home Equity Designs“Marlene redesigned our Living Room for an upcoming bridal shower. She used all our own furniture and accessories, and just changed the floor plan. At the shower, everyone commented how much more warm and inviting the Living Room felt, and conversations flowed more freely. Marlene did a beautiful job, and I would highly recommend her for any interior design service.”

Rose Creel, Flight Attendant for Alaska Airlines

“As a single male, I didn’t realize the impact that arrangement of a room can have on livability and facilitating conversations with my guests. Marlene drastically arranged my living room without additional furniture or artwork. She immediately had a vision of how to arrange the room. The room is now more symmetric, arranged to optimize social interaction, and opened up an uncluttered view out my living room window. I highly recommend Marlene to anyone who wants to optimize their home for living or is showing a house for sale.”

Living Room Staging

Before

After

The sectional sofa and furniture in this Living Room were all up against the walls making the room seem too long and unbalanced. By opening up and centering the sectional sofa, it "invites" guests to come in and enjoy the room. We also balanced the heavy furniture and removed a few existing pillows. This redesign was completed with the client's existing furnishings.

Dining Room Staging

Before

After

To make this vacant dining room appear warm and inviting, we added shades to the chandelier, a dining table, chairs, tablecloth, curtains, place settings and a centerpiece. Now this dining room is ready to serve!

Bathroom Staging

Before

After

This outdated bathroom had original pink sinks, toilets, and bathtub plus dated and peeling wallpaper. To update this bathroom, we replaced the countertop with new Corian, added a new sink, faucets, toilet, bathtub and shower. We ripped out the old linoleum floors, and extended the existing tile from the entering rooms, matching the same tile and grout for a consistent flow into the room. We also ripped down the old wallpaper, retextured and painted the walls, and replaced the old trim. This bathroom is now as good as new!
