Preparing a property for sale, starts with a home visit during which Miriam evaluates, makes recommendations and begins the process of transforming the home into a market-ready property. At the end of this visit, the home seller will be armed with a room-by-room action plan and clear priorities. The home seller decides if they will implement these recommendations themselves, or have SellWell Home Staging do it for them, or a combination of both.

Vacant, occupied, or destined for the rental market, SellWell Home Staging will prepare the property to perform in the market.

Occupied Homes

When a home is being lived in, it can be challenging for a buyer to picture themselves moving in. SellWell Home Staging will imagine the home in a fresh way and present an inviting space full of opportunities. Wherever possible, SellWell Home Staging uses clients' existing furniture and accessories, perhaps in a different way or in a different room than currently used.

Along with her creative flair, Miriam is a problem solver who welcomes a challenge. When transforming one kitchen, Miriam realized there was an elephant in the room – the double wall oven which, although functioning perfectly, was colored avocado green. Spending $2000 to replace it was out of the question, so Miriam took off the doors and drove to the local auto body shop and asked them to paint the green doors black – they did for just $200. That home received 3 offers its first day on the market; it sold above asking price.

Oversized furniture, bargain window treatments and fussy light fixtures left prospective buyers underwhelmed by this spacious main bedroom. The furniture set was too big to allow a nightstand to fit on either side of the bed – pushing one nightstand out of reach to the adjacent wall and prompting buyers to ask "will my furniture fit?" A different king bed set, a seating area by the window and new light fixtures and paint showcase this room's potential. Creating a tranquil, cohesive feel, SellWell Home Staging made easy modifications bringing in charcoal bed linen and peacock cushions, complemented by wall art, plants and simple accessories.

A potential buyer will be attracted to a home's location for the same reasons as the empty-nester seller was when they originally bought, that might be the great schools and nearby park, for example. An empty room is a missed opportunity to capture the interest of the likely buyer.

Fussy light fixtures, gold faucets, glass drawer pulls and mismatched towel rails dated this spacious family bathroom.

One-stop at a Big-Box Home Improvement store supplied all that was needed for this one-day makeover. The light fixtures were replaced with simple oil-rubbed bronze fixtures along with coordinating faucets and hardware. The out-of-place chrome towel rack was replaced with a single oil-rubbed bronze rail and artwork brightens up the room.
